Sand Springs Garfield Elementary
The project included a total of 57,500sf of construction. 42,000sf, was the remodel of a 1939 WPA school building that was not able to start prior to the release for summer break, yet it had to be completed prior to students returning for the 2016/2017 school season.
LDKerns Contractors was selected to provide Construction Management services for the addition and remodel of Sand Springs Public Schools, Garfield Elementary. The project was designed by KKT Architects. This project took place over a 10-month construction period and in close proximity to students, faculty, and local residences.
The project’s Construction value was Five Million, Eight Hundred and Seventy-Five Thousand Dollars ($5,875,000.00). The scope of work for this project involved the new addition of 15,500sf of classrooms, kitchen, and dining area along with the remodel of 42,000sf of classrooms, common areas, and administrative office space. At the owner’s request, the newly constructed dining area was designed and built to FEMA standards and constructed as a hardened space that will also serve as the school’s storm shelter.
This project began with the new construction which took place over the course of the 2015/2016 school year. The area of new construction was located directly between the existing facilities and the playground location that the students used on a daily basis. Tireless coordination and effort between LDKerns and school officials went into the scheduling and planning to move students safely from the school, through the construction area, and onto the playground two to three times daily. The result of this effort was a safe environment for the students and staff of Sand Springs Public Schools. The area of new construction also presented a challenge due to the lack of space. Being located between the school and the play area and also being bordered on all sides by residences did not allow for a typical laydown and storage area needed for a project this size. Much planning and coordination went into the scheduling for deliveries and storage of materials to overcome this issue.
A couple of the most challenging issues were on the remodel portion of the project. This portion of the project involved complete demolition of existing finishes followed by the installation of new, high-end finishes to the 42,000sf of existing facilities. This part of the project was completed over the school’s summer break. LDKerns facilitated the Owner’s need to have the project completed prior to the start of the 2016/2017 school year by working two shifts, 6 to 7 days a week. The existing facilities was a challenge due to the fact that the building was mostly original to its 1936, WPA construction with the exception of an addition that was constructed in the 1970’s. It seemed that every area of demolition presented its own challenges as we uncovered 80 years’ worth of hidden conditions.
We are proud to have been selected for this project. We are also proud of the fact that this project was performed utilizing approximately 31,200-man hours that resulted in an on-time project that was under budget and incurred zero injuries or lost time accidents.
