Assistance League of Tulsa
LDKerns was hired as the general contractor to renovate the 3-story, 30,000-square-foot space of the well-known Legacy Plaza Building for the relocation of the ALOT Thrift Shop and Operation School Bell, nestled in the “Heart of Midtown Tulsa”. The original contract value was $3,492,637.42 and performed for a lump sum bid through a competitive bidding process.
This project began with complete demolition and removal of all interior partitions and finishes, storefront and glazing systems, roofing membrane, and all existing mechanical, electrical, and plumbing systems and services. The demolition process left only the structural concrete building shell and existing parking lots. The buildout process commenced with minor structural repairs, some structural steel framing and exterior modifications, topped with an insulated TPO roofing system, and all new exterior glazing systems. New electrical, water, and sanitary services were brought to the building. Interior modifications included all new build-out from partitions to finishes. Entirely new mechanical, electrical, and plumbing systems were added to service this virtually new building. The site was modified to add loading docks, ramps and additional parking with fresh landscaping.
Building Features Include:
- New high-end finishes.
- New thrift store and Operation School Bell location.
- Efficient layout of work rooms, break rooms, conference room and public spaces.
- The conference area provides space for meetings, training and privacy when needed.
- Controlled access areas separate the public and private spaces of the building while still maintaining emergency egress and safety for all occupants.
Specific Challenges:
- As you can imagine, unforeseen conditions in this old structure was a challenge while trying to maintain the construction schedule.
- The existing, under-slab plumbing proved to be defective and was ultimately replaced in selective areas.
- Moving the owner’s existing millwork from the old location to the new. Since most of this millwork was built in place, we had to disassemble and reassemble at the new location.
Overall Project Success:
- Due to the continual Safety Meetings and training, there were no Safety incidents to report?
- LD Kerns and its subcontractors teamed with the Oklahoma Department of Labor for voluntary safety inspections and consultations. We feel, these Inspections were instrumental in keeping all workers safe.
- Owner/Architect meetings were every other week, this benefited by keeping the project on track and within the budget by dealing with challenges as they presented themselves.
- Weekly contractor meetings along with look-ahead schedules helped to identify the areas that needed progression and ultimately kept the project moving forward at a pace consistent with the project schedule.
- Being a part of something bigger – With over 250 all-volunteer staff, it is a fitting expansion and celebration for an organization that has been giving back to Tulsans for more than 50 years.
