Jenks Public Schools Dining Hall
LDKerns was contracted for the Construction Management of the new 35,500-square-foot Dining Hall for Jenks Public Schools. The contract value was $9,550,000.00 and performed as a Guaranteed Maximum Price.
Working with KSQ Design, the original concept was to add an addition to the original fifty-year old cafeteria that had already seen several additions over the past years. Through cost analysis, evaluation and assessment, it became clear the original cafeteria with its add-ons should be replaced with an entirely new dining hall. With cost-savings features, such as LED Lighting, this facility provides simpler wayfinding, smoother operations and efficient facility management. As intended, by doubling the square footage this multi-functional facility will now serve as a banquet hall, a gathering space for Jenks High School clubs and activities as well as provide space for community events.
This single-story building has shallow foundations with structural steel, bar joists, metal deck and metal stud infill. Other elements include the substantial structural curtain wall, storefront glazing systems and TPO membrane roofing. The Construction Duration was 15 months and included the buildout of the temporary Dining Facility during construction.
Building Features Include:
- Three Dining Areas with a 2,200-person serving and dining capacity.
- Large glass curtain wall and storefront system on the East South and West facades making use of natural light.
- Multi user restrooms featuring tile walls and floor coverings with high end solid surface vanities and resource conserving fixtures.
- The High Capacity Servery provides the capability of presenting 12 separate serving lines with custom Solid Surface Millwork to house the entire serving equipment.
- State of the art Life Safety, Surveillance and Security Systems.
- Attention was given in the details, including the materials, products and atypical levels of the unique ceilings for acoustical and audiovisual impact.
- The essential food prep and production area is approximately 1 ½ times larger than the previous facility. The upgrades in food prep equipment and layout will support expansion and increased capacity.
The facility was built to handle the next 10 years of campus growth and the progressive design allows for future developments.
Specific Challenges:
- New construction was to be built over the footprint of the existing facility. This required the buildout and completion of a temporary dining facility to serve up to 3,000 students per day.
- Scheduling was dynamic. The temporary facility needed to be constructed and the old building demolished over the course of a single, 3-month, summer break.
- The Central Campus was served by Electrical, Plumbing and Data loops that serviced all buildings on campus. Identifying, relocating, and replacing most of these utilities was required in order to serve the new facility. This work had to be performed during breaks and holidays, so the campus could remain fully operational while students were present.
- Safety measures on this active campus were paramount. Security Cameras were strategically placed to provide traffic safeguards and preserve the integrity of the job site.
- The demolition and new construction was in the heart of the campus. The tight environment and limited lay-down space for construction supplies and materials presented issues that were identified and addressed by the construction team.
Overall Project Success:
- Extensive risk planning and preparation mitigated the risks and challenges of the project.
- Construction was completed on time and was $450,000.00 under Budget.
- The cohesive teamwork between the owner, architect and LDKerns was extremely instrumental to the success of this project and our professional partnership.
